By confirming your booking you agree to adhere to the Rental Rules set forth in this listing: This property has a MAXIMUM OF 12 PEOPLE unless otherwise approved. If you bring more humans, children included, than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $25 per human per night. Quiet time starts promptly at 9pm. No Parties are allowed and no underage drinking is permitted. If the police are called to the house or if anyone is arrested on or around the property, you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. If the community staff of the Windsor at Westside call us to report parties or load noise or any other violations of their community rules, you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. All persons MUST BE 25 years of age or older to stay in this property. This does not include children and young adults accompanied by their parents. Please respect parking rules of the community: No RVs, Trailer, Jet Skis or trailers are allowed. Street parking is available in the front of the home on a first come first serve basis. Parking is also available in the rear of the home on the paver area by the garage. Parking in the rear, it will be necessary to park parallel to the road, but don’t block the adjacent townhome’s garage. Do not move couches, beds or other furniture. Please do not order pay per view on the cable boxes. NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third party damages that result from your stay (eg, accommodation and travel expenses of guests checking in after you in case they are delayed until repairs are done. - ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises. - ABSOLUTELY NO PETS! Immediate eviction can be expected of the total group and loss of all rent and damage deposit. - Pillows, sheets and towels are provided, however we ask that you bring your own beach towels. Soaps, toilet paper and trash liners are provided UPON ARRIVAL ONLY to cover your first night of stay. Extra items needed are the responsibility of the guest. - Trash MUST be in garbage bags or waste management will not pick it up. Trash in shopping bags will NOT be picked up. - Place all trash bags inside the brown vinyl bench outside the pool screened area, the seat lifts to open to a storage area. - Valet trash pickup occurs daily. - We check the can outside after every trip and a 150$ fee will be charged for any loose garbage left in the can, since we will need to remove this all by hand. - Owner (and any of his authorized representatives) is, by Florida law, allowed to enter home at any time if he/she suspects any actions that might breach this contract. Owner may also enter the home to check A/C filters and for any other reason necessary to maintain security and comfort of guests or property. WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT. No check-ins before 4 p.m. Your personal access door code will work for your dates only. Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property. Conduct on the premises and compliance with City of Kissimmee Ordinances: 1. All furniture must be kept in the house, except the outside patio/porch furniture. 2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. (Noise ordinances are enforced in Kissimmee.) 3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are enforced in Kissimmee.) 4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5. Please follow posted parking laws in the neighborhood and do not park in neighbors’ driveways. 6. Please abide by the Pool Rules that are posted near the swimming pool. Guests must abide by all laws and ordinances of the state of Florida, Osceola County, and the city of Kissimmee. You are staying at this property and using the facilities at YOUR OWN RISK. 7. Please keep the pool gate closed at all times. Please do not prop open the pool screen door leading to the yard. We want to keep little ones safe around the pool and we need your help to do so. 7. All guests MUST be 25 years of age or older unless they are accompanied by their parents. You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines. Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowner’s or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, swimming pool, and all grounds of the entire property located at 2098 Rome Dr, Kissimmee, FL 34747. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house. Balance of rent, tax and damage deposit (or damage coverage) must be paid 30 days prior to check-in day. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN. Be considerate to your new neighbors!
